Mutual Exchange
A mutual exchange is when two (or more) tenants swap their homes. Not only will the tenants be swapping homes but the tenancies as well. These tenants need to be tenants of MHT, another Registered Social Landlord or a Local Authority. Maidstone Housing Trust use a scheme called Homeswappper this scheme is maintained by a separate organisation called Scout Solutions and it is in use across the country.
Homeswapper is an internet based scheme where tenants can register their details and search for suitable matches on the Homeswapper website. Homeswapper also provide us with printed lists which are updated monthly. We keep a copy of the Lists at each of our offices to enable applicants to look through them.

Please note you do not have to be registered with Homeswapper to be able to swap your property with another tenant. We have subscribed to this scheme to help tenants to connect with each other.
Before you exchange a property:
- Both partners in an exchange must get the permission of their landlords. If you do not get permission you could be liable for eviction
- Make sure you know what type of tenancy you will be taking on as there will be differences in local authority and housing association tenancies
- If you give money or goods to secure an exchange you may be liable for eviction
- If repairs are required, check that they will be carried out. Redecoration and some repairs will not be the Landlords responsibility
- Check the rent and service charge of the property you are swapping with. These charges may be higher then your current rent
- Check that you can afford the moving costs

Please also note that the mutual exchange can be refused by the Landlord for a limited number of reasons.
